Can I Get More Help From the Broker?

Yes! We provide additional services including contract review, negotiating and much more leading up to the closing of the sale on your property. These additional services are included with every listing package we offer. Texas List 4 Less and agents will work in the best interest of the client. We will present every offer we receive to the client in a timely manner and assist with all negotiations with the clients best interests considered at all times.

    1. A real estate broker or salesperson, while acting as an agent for another, is a fiduciary. Special obligations are imposed when such fiduciary relationships are created. They demand:


    1. that the primary duty of the real estate agent is to represent the interests of the agent’s client, and the agent’s position, in this respect, should be clear to all parties concerned in a real estate transaction; that, however, the agent, in performing duties to the client, shall treat other parties to a transaction fairly;
    2. that the real estate agent be faithful and observant to trust placed in the agent, and be scrupulous and meticulous in performing the agent’s functions; and
    3. that the real estate agent place no personal interest above that of the agent’s client.
Do I Have to Pay a Buyer's Agent Commission if I Find my Own Buyer?

No. No additional fees or commissions are paid to a buyers agent if you work with unrepresented buyer and buyer does not need assistance of a licensed real estate agent. If you select a package that has a commission due a closing that will be the total commission paid at closing to the listing brokerage. Texas List 4 Less will in no way work against the clients efforts to self promote their property and find an unrepresented buyer. In the event that you procure a buyer that does not have an agent and would like Texas List 4 Less to assist with the buyers side of the sale we charge the same commission or package price as the initial package selected by the client for the property listing.

Do I Have To Pay A Seller's Agent Commissions?

Texas List 4 Less, llc offers a flat fee MLS listing package that is $999.00 or $799.00 paid at closing for the listing of the home, nothing is paid if the home does not sell. With the $999.00 or $799.00 package the seller will pay $999 or $799 commission to the listing brokerage (Texas List 4 Less, llc.) at closing. We offer 3 other packages with greatly reduced upfront costs and commission rates that will save the seller of the property in many cases THOUSANDS of dollars at closing. Do I Have To Pay A Buyer's Agent Commissions?

If a Buyer’s agent finds your listing on the MLS and brings a buyer you must pay the buyer’s agent a commission if you accept the offer. The commission you’re willing to pay must be stated on your MLS listing details and listing agreement. We recommend that you offer a commission between 2% – 3% because your listing will be competing with other listings for agent’s attention within your MLS market area.But ultimately it’s completely up to you what you’d like to offer.

How Many Photos Will I Get?

Our $999.00 packages include standard photography at no additional cost (no aerial, drone, 3D, video or virtual photography is included). If the client would like a virtual home tour, drone photography or anything other than standard photography the client is welcome to pay for additional services and Texas List 4 Less will work with your photographer to assist with getting your pictures, videos or virtual tour added to the MLS.

Each MLS has their own max number of photos and type of photos that can be placed on the MLS. We allow up to the max number of pictures allowed by the MLS to be added.

How can the MLS help sell my home?

On an hourly basis real estate agents look on the MLS for new listings as they have qualified buyers ready to purchase a home. The majority of all buyers are represented by a real estate agent because it’s completely free to them. And a real estate agents will always start their search on the MLS.

What is the MLS?

The MLS is a large database that real estate agents & brokers use to find available homes for qualified buyers. In the past the MLS was all on paper which is why you needed to hire a full service agent to get access to these MLS listed properties. The MLS was not made available to the public.
